Owned and operated by Anthony M. Piccone since 2005, Anthony founded PFA while still the VP of a nationwide residential mortgage lender in order to assist numerous clients who were having difficulties obtaining sound commercial and business loan products.  Having established himself in residential lending as a customer focused, get the job done executive, he was able to transfer the skills he had learned there, leverage his professional contacts in the commercial lending field and apply them toward helping clients negotiate complex commercial transactions.

PFA has relationships with dozens of commercial banks across its lending area in the Northeast United States.  These close personal contacts and our previous track record with these companies allow us to work directly with the underwriters, decision makers, loan committees and chief credit officers.  When PFA provides a loan approval to a borrower, its a loan approval they can count on!

The Normal BANK Process and Why it Doesn't Work!

We have found that most borrowers in need of commercial financing contact the closest brand name bank in their immediate area, more often then not they have a bank relationship such as checking and savings accounts with that bank for business purposes.  They are of the mistaken belief that the large brand name bank actually knows what it is doing or will think outside the box because they are an "existing customer", the truth of the matter is your local branch bank employees are great people but they have absolutely NO CONTROL over commercial lending and whether or not you will get a loan.

This is when the difficulties with commercial borrowing starts and why most borrowers think banks aren't lending (Hint. Banks are lending, maybe not your bank for your loan but banks ARE lending).  Typically, its the local branch manager who meets with the borrower and accepts the request, then the loan is passed to the "lending department" where an analyst (who you never met) looks at your deal, typically a non binding approval (think of this as a "maybe" )  is issued if the loan meets the "cookie cutter" box of loans the bank offers.  The bank will then ask you to pay for an appraisal (yes before they actually have a commitment or actual approval).  It has been the experience of countless commercial borrowers to pay for an appraisal or due diligence fee, only to find out the loan was turned down because of something in the credit or income profile that should have been known upfront!  Countless times we have heard horror stories from clients who were led to believe their loan was approved and spent thousands of dollars on appraisals only to find out the loan was declined and they have an appraisal they can not use anywhere else - money and time - wasted!


Why PFA is Different!

At PFA, we take the time to meet with our clients, evaluate their loan request and then put together a comprehensive loan package to present to our member banks for their consideration. The loan is presented to 3 or 4 banks at one time (not just one, why would anyone put all their eggs into one basket?)  We deal directly with the decision makers and negotiate on your behalf for the best structure, terms, rates and covenants.  Once we have identified the best deal for you (we discuss each offer with you), we then proceed to issue a loan approval and begin the process towards closing.  We have the time to shop and worry about your loan - you don't, we are in the business of knowing what to do and when to do it, who to talk to and how to present your side of the story that will get your loan finished.
